Manufactured Roof Trusses or Conventional Roof Framing

Manufactured roof trusses are used in nearly 80 percent of all new homes constructed in America. The trusses are designed by structural engineers to ensure they meet roof load and building code requirements using a minimal amount of lumber, as opposed to conventional roof framing where choosing the size of rafters is often left to the builder. The result is often wasted lumber due to over building, if a 2 X 8 is good then a 2 X 10 would surely be better!

Ask anyone framing new homes today which is better and the answer will most certainly be trusses. Modern truss manufacturers can design and build trusses for the most complex roof and ceiling plans available in custom built homes.

Disadvantages of Conventional Roof Framing

  1. Conventional roof framing requires the use of larger framing members to form the roof plane as well as the ceiling resulting in higher labor costs.
  2. Each individual piece of the roof and ceiling must be figured out, marked, cut to length, then placed and nailed in the correct position.
  3. Requires the use of interior load bearing walls.
  4. May take several days to construct leaving the new home exposed to the elements for a longer period of time, increasing the chance for moisture damage.
  5. Highly experienced carpenters must be used further increasing labor costs.

Advantages of Stick Framing

  1. Building site space restrictions can be overcome with the use of stick framing roofs.
  2. Most truss builders can't build an interchange hip, rolling hip, or turret style roof.
  3. All framing lumber can be purchased locally and delivered the next day.

Disadvantages of Manufactured Roof Trusses

  1. Trusses must be ordered two to six weeks in advance.
  2. Uplift of improperly installed trusses results in drywall cracks and nail pops at the intersection of the ceiling and interior walls.

Advantages of Trusses

  1. Carpenters with less experience can set trusses, lowering labor costs.
  2. Fewer interior load bearing walls are needed due to the trusses longer free span.
  3. Shorter lengths of two by four stock are used to build trusses reducing material prices.
  4. Structural engineers design and certify roof trusses.
  5. Trusses can usually be set in one day, the interior of the home is exposed to the weather for a minimal amount of time.

Types of Roof Trusses

  1. Common
  2. Raised Heel
  3. Hip
  4. Gambrel
  5. Bowstring
  6. Scissor
  7. Room in Attic
  8. Girder
  9. Polynesian
  10. Multiple Piece

Ceiling Styles

  1. Flat
  2. Cathedral
  3. Vaulted
  4. Studio Vault
  5. Tray
  6. Coffer
  7. Barrel
  8. Inverted

These lists of roof truss type and ceiling styles is by no means exhaustive, consult with your builder and local truss manufacturer for more complete details.

How To Give Back When You Don't Have A Referral

Networking is all about developing the relationships that are mutually beneficial, where you can help with the success of a referral source as much you can be helped in return. With some relationships, that means the exchange of referrals back and forth. With other relationships, the give and take is more creative.

Sue Haines works as a mortgage originator for a local company. She has developed connections with several Realtors, but in the last year one of these relationships has matured to a stronger extent. Sue now wants to maintain and even increase that relationship, but doesn't know if she has enough business to give more to this Realtor.

Sue's first step was to have lunch with the Realtor. She realized that while she knows this Realtor professionally, she really doesn't know her well as a person. During lunch Sue found out that the Realtor is passionate about a non-profit organization that funds programs for the prevention of child abuse. She also became aware that the Realtor was representing a developer that would be building homes with some very special features, different from the norm. Because of this time spent, Sue now knows there are ways she can help the Realtor in addition to sending customers.

The Realtor was involved in finding sponsors for an upcoming event that would benefit the non-profit organization she supports. Sue went to her boss and suggested that they might want to be seen as a sponsor of this very worthwhile event. Sue's boss agreed, although he provided funding at a lower level than Sue had hoped. Sue then introduced the Realtor to one of Sue's clients who also shares the same interest in child abuse prevention. This person also decided to sponsor, and actually gave more support than Sue had hoped for. You can bet the Realtor now sees Sue as someone with whom she wants to continue to share business.

Was Sue done? No, she went the extra mile by asking her boss if the Realtor and the developer could speak at the next sales meeting about the unique features of the homes they will build and represent. Did both actions take some time on Sue's part? Yes, but the payoff was that Sue received four referrals from the Realtor in the very next month.

Sue found out that there were many more ways to give back to people who give her referrals. While it is assured that everyone likes business to come their way, they are also motivated by many other methods. Sue addressed just two ways, recruiting sponsors and arranging a speaking engagement. She will continue to send people who want to buy or sell a home to this Realtor, and you can bet that she will think of other creative ways to showcase the Realtor - ways that will make the Realtor appear successful to the community. Success builds more success.

Home Remodeling Ideas The Finishing Touches

Building homes breaks down to several different parts. While larger chunks get the best inspection, smaller areas, those that add significance later on, tend to get ignored. These are the home remodeling ideas addition, the accessories, which might not contribute to the actual structural integrity or operation can simply add a huge factor regarding the flavor and the livability of the place. So ask yourself often: have I covered all the essentials in the designs feasibly? What types of accessories would match the specific decorating theme? What other accessory options are available? And how can I translate the homes overall style to a particular room in the house?

Take note that attention to detail gets bigger returns in the long run. These apparently insignificant details along the guide could very well make significant differences in several key locations. in particular areas. Small entries like a mini exhaust port in the corner of the room as well as above the stove may be illogical but it keeps the air cooking smoke free in the feasibility process. The right home remodeling ideas addition should be chosen and used carefully before it can add feelings to a room in an instant.

Its also been a principle that: accessorizing according to function is best served identical. Having three sets of identical loungers arranged in a martial way is better than the haphazard function with several un-identical items. Such notion is gone these modern days. Always work around the principle of accessorizing not by uniformity but by comfort and aesthetic, even if dissimilar. Add personality to your style to create an actual visual interest to accentuate or create focal points. Hence, its important to but the best items in their best places. Otherwise, youll only end up with a jumble of clutter as if youve never cleared up all the debris from the renovation.

Also, choose the right mix and balance of accessories. If you have a Tuscan lighting, then also keep your hardware or fabric in the Tuscan theme. However if you found the perfect Tuscan carpet, dont shower your entire floor with carpets just to attempt a unified look. If youll find it more convenient, you can easily create harmony rather by staying by a consistent color palette. That probably is the best home remodeling ideas addition trick.

But if you want a more standout result apart from the common relaxing hue of the room, then go an extra step intending for a traditional/formal, Asian, casual-contemporary, industrial, or a country style; you can even go vintage or eclectic, just the right choice of accessories and your on it.

In a nutshell experimenting designs work splendidly if you have something to pattern on. The tiniest bits and pieces such as towel bars, shelves, carpet, wall or desk clocks, lamps, slip cover, throws, furniture, side tables, photographs, artwork, area rugs, book cases, vases, pillows, mirrors, even plants can make all the difference in any rooms dcor. After all, its important to have a fine and finished appeal to your remodeled home.

Dangers For Basement Waterproofing - Carlsbad Construction

One of the most fundamental elements of any good drainage system for protecting your home's foundation walls from water damage are footer drains, which act as conduits to move excess groundwater away from your basement. Footer drains are not a new modern concept, and have been around for many years. Still, the materials used to construct footer drains today are superior to those used years ago, which deteriorate and become ineffective over the years. Traditionally, basement waterproofing footer drains were made using clay tile, which worked well at the time. But if your house is several decades old, these clay footer drain tiles may be losing their effectiveness.

The problem with clay tile pipes and drains is that they can deteriorate over time, and develop cracks, breaks and slips that allows sediment and tree roots into the system. When enough roots and dirt have clogged a clay footer drain, it can become completely blocked and no longer allow the conveyance of water out away from your foundation. And if this happens, it's only a matter of time until excess groundwater builds up around your basement walls and begins to cause problems like water damage, mold, mildew, cracking and leaking. Any of these can end up being much more expensive to fix than simply fixing your current clay footer drain tiles.

That's not to suggest that you will necessarily have to replace your clay footer drains with modern PVC pipe drains in order to solve your basement waterproofing problem. on the contrary, in many cases your clay footer drains can be serviced by simply tapping into one corner of the drainage system and cleaning the drain itself. This is possible with either a drain snake auger or a high-pressure water jetting system, which can blast obstructions out of the drain and allow water to flow freely through it again.

If, however, your clay footer drain tiles are severely cracked, broken or slipped out of place, it may be necessary to replace some or all of your foundation drainage system. This can involve an extensive amount of work, since a complete excavation of your foundation is necessary to reach the footer drains themselves. And if your basement walls have been significantly damaged by hydrostatic pressure already, it may be necessary to also replace the blocks themselves, as well. As you can tell, it's better to service your existing clay footer drains to work properly before the damage becomes irreversible.

The advantage of having modern, perforated PVC pipe footer drains is that the materials are vastly more durable than clay and last longer without the need to clean them out as often. While newly constructed homes are now built using modern drainage materials, older homes that were built before PVC pipe may have to be serviced more often to ensure that there is no flooding or water damage in your basement. By having your clay footer drain tiles serviced regularly by professional drain cleaners, you can ensure that costly water damage and flooding issues won't be in your future.

The Advantages and Disadvantages of Solar Power

Solar power is starting to go main stream. While this technology has been around for some time, many people are just starting to learn about alternative fuels such as these. They have been getting a lot of buzz because of high oil costs. The inability to afford rising fuel costs, have forced some individuals to think of new ways to run their homes. One way is to use energy from the sun. There are advantages and disadvantages of solar power. Let's discuss the advantages first.

There are many well noted benefits of sun energy. The ones that are most often discussed include cheaper energy costs, clean fuel and less dependence on oil.

In recent years, utility bills have gone through the roof in many parts of the world. Oil prices are skyrocketing and global supplies are diminishing. This trend is not going to cease worsening. Some people have been unable to pay their bills, while others have had to cut back drastically in other areas of their life affecting their lifestyles to a great measure. There have been many families who have had to go without heat simply because they could not come up with the money to pay their utility bills. Because the sun is a free fuel source, it is now possible for us to cut back on costs.

Sun energy is also good for the planet. It does not emit any harmful gases. It also makes people who use it less dependent on oil. Their monetary outlays are also not dependent on oil prices.

As noted earlier, there are advantages and disadvantages of solar power. We have already discussed the advantages, now let's discuss the disadvantages.

The biggest disadvantage of tapping on sunlight as a fuel source is the high cost of purchasing the panels and then having them installed. Thankfully, there are online guides that will give step-by-step instructions to build and install your own. For around $200 worth of materials, you can do everything yourself.

As you can see, there are both advantages and disadvantages of solar power. Sun power can replace oil based fuel. As a result, an individual can save money and do something good for the environment. The main disadvantage of using sunlight to provide energy is that it can be costly if you pay someone to install such a system for you. However, you can save a ton of money if you create and install the solar panels yourself.
